Employee Retention Programme Design

I have to design an 'Employee Retention Programme' for my organization. It would be really helpful if you could share your expertise and help me with the implementation of it. I am looking for some positive and quick responses.

Employee retention schemes are long-term policies. For example, providing a house site for an employee by linking it to their service at a subsidized price, assisting with house loans by offering guarantees based on their long service, and giving yearly increments to encourage retention and discourage thoughts of leaving the job. All these initiatives require management support. As an HR professional, you may not be able to implement them single-handedly.

In a company, for a key person in the project, they announced a lump-sum bonus in September 2011 with a condition that they would pay him at the salary of March 2012 if he stays with them. The concerned employee is still working with the company, and hence, this works.
