Did you mention 6000+ sq.ft for schools, colleges, etc.? Don't think that I'm trying to discourage your enthusiasm. A plot of this size is insufficient to operate a school that you can be proud of. It would only be able to accommodate a few classrooms and toilets. You wouldn't have space for playgrounds, assembly areas, etc. Consider that a decent classroom should have a minimum of 1200 sq.ft of floor area, meaning you could only have 5 classrooms with your current space unless you build upwards. I recommend looking for a plot or land area of at least 5 acres to establish a comprehensive school with essential facilities. Wishing you all the best, my friend.

Starting an Educational Hub: Key Considerations
You want to start an educational hub in your native place. Good idea. It is a noble endeavor. However, be mindful that it is not an easy task. You may face many challenges in starting the project. Unless you have a sound financial and political background, it is very difficult to start an educational hub.
You need to ensure the following:
1. Formation of a charitable trust duly registered. Most private educational institutes are run by a charitable trust.
2. Minimum land required is 2 acres for a school or a college. For a hub, definitely more, depending upon the size of the hub.
3. Registration of land in the trust's name.
4. Project report.
5. Estimation of the budget for the project.
6. Estimation of the budget for the first academic year and the subsequent two at a minimum.
7. Permission from the government at different stages of the project.
8. NOC from the state government before the construction of the school/college/education hub.
9. Affiliation from the School Education Board, such as CBSE, ICSE, or the State Board. In the case of a college, affiliation from a University. Approval and recognition from apex bodies such as AICTE for an Engineering College, MCI for a Medical College, DCI for a Dental College, etc.
