Hello, I am Vishakha R. I am currently working in a real estate company based in Surat, but our corporate office is in Mumbai. This firm is a kind of startup, and here we don't have any HR policies. I don't have much idea about policy-making. I seek guidance or suggestions on what kind of policies I should create, how to go about it, and also what important laws and regulations exist in real estate for the benefit of employees and companies in Mumbai and Surat. I am looking for references that can assist me in policy-making. Please share your knowledge with me.

Hi Vishaka, you mentioned that as a real estate company, the following Acts are applicable: ESI, EPF, PT, Bonus, LWF, Maternity Benefit, POSH, etc. These are applicable across all industries. For your office locations, you need to register under the Shops & Commercial Establishment Act and follow the respective state act. Since you will have construction activities and engage construction workmen, the CLRA & BOCW Acts will be applicable.

Regarding policies

There will be many, such as Leave Policy, Time & Attendance Policy, Dress Code Policy, Travel Policy, Hiring Policy, Contract Workmen Policy, Grievance Management Policy, Policy on Insurance & other Benefits, Communication Policy, and many others as needed by the organization.
