HR/ Labour law applicable in case of ICD (Container Yard and logistic) Dry port

Can any body help on what are the various laws (HR and labour relations) in case of ICD dry port such as rail freight logistics limited?
IS ESI , PF gratuity bonus all these acts are applicable ? Is the registration for licenses is under factories act or shop and establishment act or Dock act? procedure fro registration? and annual and six monthly returns etc to the registration authority in case if it is separate from factorizes act?
