Rent Agreement Draft - giving a office on rent to some one

Hello, am looking for an updated agreement rent draft, am giving a office on rent to some one, so a well draft needed which covers mostly all pats from my side.
Also i need suggestions as this property is not registered so far on official register office, but i have all the documents & NOC to prove i owned this office.

Pl remember: An unregistered Sale Deed confers no title:
All rental agreements have a statement that Licensor is absolute owner of the flat/office which means that on official documents name is entered as owner.
