Struggling with Compliance Records for Real Estate in Maharashtra? Seeking Guidance!

If there is a Real Estate Firm that deals with the construction of residential apartments, which is located in Maharashtra, then as per my knowledge, the following acts are applicable to it:

1) Minimum Wages Act
2) Payment of Wages Act
3) Contract Labour (R&A) Act
4) BOCW Act

Under these acts, there are many registers and records, most of which are similar. If, for any reason, it is not possible to maintain all of them at the same time, what is the solution for this? The records are related to both staff and laborers. I am requesting guidance on the same.

Thank you, Mr. Bhosale, for your kind reply and knowledge sharing. My main question is how to manage and maintain records and registers under various applicable acts. Many of them have nearly the same fields. I hope you can help solve this query.

Dear Mahesh,

Yes, there are some fields which are duplicated in records that need to be maintained, but there are remedies to eliminate a few of them. The ESI Act is not applicable to the construction industry; therefore, likely liabilities of mishaps are to be covered by including them under the Employee Compensation Act policy. This policy can be obtained from any general insurance company.

If your employee strength, including contract employees, exceeds 50, then you are required to pay a minimum 5% HRA to all employees. Additionally, the Profession Tax Act is also applicable.
