Joint Venture means any 2 organisations / bodies enters in some sort of agreement to do business / investment and divide the profit / loss comes out of the business.
Even in your village you can see some builders are making agreement with some house owners for building some apartments in their premises (after demolishing the existing house) and allotting them with some flats on completion of construction of apartments. It is also a type of joint venture.
