hi,
all the lecturers are living our college, though we provide them good package. how to retain the employees. and how to attract talented people is the big question. bagalkot is the place wre we are, 140km from hubli.
plese giv some tips on employee retention

Do you have any Exit interveiw being done for the resigned employees,
If yes then you would know, what is the cause for the employees resignation. most of the time its not just the salary what bothers the employees, it could be many other reasons...
First identify the cause for this, and then discuss with your team and come to one proper solution..
you also mentioned that its far from hubli, which i assume that your college is in outskirts from the main city...may be this also could be the reason..

Hai Taj
Before recruiting any people you just explain what exactly the work profile is..
After you feel he is ok and and you recruit him…..if mention clearly about his roles and responsibilities.
Explaining about work profile in the beginning will help many to retain.
Appreciate for the good work done.
You motivate them and impress them with talk and them to feel that company really cares for them.
Openly speak to them and take some suggestions/ feed back from them,.
