The suggested points are very correct. Good tips and very useful.
Most people bypass such people by instinct.
But, some of us seem to attract these kinds of people. Very probably because we give a sympathetic ear.
If we practice the tips put forth by you, I do beleive we can overcome the negative effects of such associations.

1. Stay Calm - Don't lose your patience
2. Reply Quickly - Don't prolong your conversations, keep it short.
3. Don't try to please him/her - Be in your shoes.
4. If possible ignore them - Don't ever respond.
5. Get yourself out from that place as well as person - Avoid him/her.
6. Seek help from your collegues / friends / family if needed - Last option.
7. Always stay in public to keep yourself safe - Personal safety is first.
8. Act instead of reacting - Be positive
